Inspection

WHY DO WE DO INSPECTIONS?
Before closing, we do a free and thorough inspection of your home or commercial property to verify the exact condition. We check for anything and everything that needs to be repaired or replaced. We’ll compare the outcome of the inspection to the information you provided so we make certain that nothing was missed.

 

HOW DOES THE INSPECTION WORK?
One of our FocalPoint team members will work with a licensed inspector to make sure there is a complete and thorough inspection. Inspections normally take about two hours depending on the size of the house or property. The inspector will require access to every room in the house, as well as, outdoor areas such as the backyard and roof.

 

WHAT IF THERE IS A DISCREPANCY IN THE CONDITION OF THE HOUSE OR PROPERTY AND REPAIRS ARE NEEDED?
If we do end up finding something wrong with the house or property that was not expected, we may ask for a credit for the difference. We are happy to provide estimates for the cost to fix the damages. We’ll have you sign an addendum to the contract that will cover the credits we ask for. If for some reason you don’t want to cover the credits, you are always free to cancel the contact without any cost nor obligation.

 

Most customers pay less than $1,500 in repairs, and 25% have no repairs needed at all.

What to Expect from an Inspection

STRUCTURAL COMPONENTS
The inspector will examine the entire property. This means he will inspect the foundation, get up on the roof, and even crawl into the attic space looking for various problems like water condensation and penetration. Electrical fixtures, ceilings and walls are all checked for signs for water leakage and mold.

ROOFING
The roof of the house or property will be checked for loose tiles or shingles, and the flashing will be examined and tested for tightness. Every drain is tested for a tight connection as well. Chimneys and skylights are also checked for the proper sealant.

EXTERIORS
We will check all glass for broken seals, decking, deteriorating tread steps, garages and settlement cracks.

INTERIORS & APPLIANCES
We examine all floors, doors, counters, stairways, windows, cabinetry and each appliance if it is applicable.

PLUMBING
All drains, vents, pipes and waste systems are checked and tested.

ELECTRICAL
Every electrical component will be checked to ensure it fits and safely operates.

HEATING & AIR CONDITIONING
We test the entire heating and air conditioning system to confirm it’s in working condition.

INSULATION & VENTILATION
We will examine the insulation located in the crawl space and attic, all venting fans, under-floor insulation and vapour retarders.

 

Closing

 

 How Does Closing Work?

1 – OPEN AN ESCROW ACCOUNT

We open an escrow account with Lawyers Title once the contract has been signed. Typically, escrow refers to money that is help by a third-party on behalf of the transacting parties. FocalPoint will cover the funds for an earnest deposit to show our commitment to you and the purchase. Lawyers Title’s escrow agent will then ask you about your mortgage provider and will even reach out to your HOA.

2 – SIGNING OF THE CLOSING DOCUMENTS

Before the actual close date, the escrow agent will reach out to you again and work with you to find a time to sign the final closing documents and to find out how you would like to receive your funds. You can sign the documents at the Lawyers Title office or schedule a mobile notary, whichever is more convenience for you.

3 – FINAL WALKTHROUGH OF PREMISES

The day before the official close date, there will be a final walkthrough of the house or commercial property to ensure that the condition of the property remains the same as it did during the inspection. We also want to make sure that you have all of your belongings and nothing has been left behind.

4 – THE DATE OF CLOSING

On the close date, the transaction will be recorded on the public record, and the Lawyers Title escrow agent will conveniently distribute the funds to you. Remember, we will be by your side during each step of the process to ensure you are never overly stressed and never overwhelmed.
